What are homes selling for in Leamington, Ontario right now?
In September 2026, the average residential sale price in Leamington was $488,496 and the median was $455,500, across 26 sales, according to WECAR MLS® data.

If you only glanced at the headline number, you might think Leamington prices took a big tumble in September. The average sale price was down 11.6% from last year. But dig a little deeper and the real story is much more encouraging: more homes sold, they sold faster, and the price of a typical Leamington home barely moved.

Here’s what the September numbers really say, what they mean for you whether you’re buying or selling, and what’s happening around town that’s worth knowing about.

September 2026 at a Glance

Leamington Residential Sept 2026 Change vs. Sept 2025
Sales 26 +8.3%
New listings 66 -4.3%
Active listings 123 -8.9%
Average sale price $488,496 -11.6%
Median sale price $455,500 -8.9%
MLS® HPI benchmark price $555,600 -1.0%
Median days on market 22 down from 32
Months of inventory 4.7 down from 5.6

Why the Average Price Dropped (and Why That’s Misleading)

The average sale price only reflects the homes that happened to sell that month. In a town Leamington’s size, a handful of lower-priced sales can pull the average down quickly, even if values haven’t really changed.

That’s why the MLS® Home Price Index (HPI) benchmark is so useful. It tracks the value of a typical Leamington home with the same features month after month, so it isn’t thrown off by which homes sold. In September, the composite benchmark was $555,600, down just 1.0% from a year ago. For detached homes, the benchmark was $574,600, essentially flat at +0.1%.

In other words, a typical Leamington home is worth about the same as it was last fall. The bigger drop in the average comes from more lower-priced homes selling, not from values falling across the board.

The Good News: Leamington Is Moving Faster

More sales, fewer listings

Sales rose 8.3% compared to last September, while new listings dipped 4.3% and active listings fell 8.9%. About 39% of new listings sold, up from about 35% a year ago. That’s a healthier balance between buyers and sellers.

Homes are selling quicker

The median home sold in 22 days, compared to 32 days last September. Months of inventory also improved, from 5.6 to 4.7. That means it would take less time to sell everything on the market at today’s pace.

Sellers are getting close to asking

On average, homes sold for 98.3% of their list price, up slightly from 97.8% a year ago. Well-priced homes are selling close to asking, without bidding wars.

The Bigger Picture: 2026 Year to Date

Leamington YTD 2026 Change vs. 2025
Sales 230 -4.6%
Average sale price $473,603 -14.4%
Median sale price $438,450 -12.3%
Median days on market 19 up from 17

Over the full year, sales are slightly behind 2025, and average and median prices are lower. Again, the benchmark tells a steadier story. Leamington values have held fairly flat, while the mix of homes selling has shifted toward more affordable properties. Leamington Neighbourhood Snapshot

Prices vary quite a bit across Leamington. Here’s the September benchmark price for a typical home in three areas of town:

Area Benchmark Price vs. Last Year
Mersea/Blytheswood $689,100 -0.9%
Southeast Leamington/Robson $558,200 -0.7%
Southwest Leamington $456,700 -1.2%

Mersea/Blytheswood, with its larger rural lots, sits at the top of the range, while Southwest Leamington offers some of the more attainable prices in town. All three areas held within about 1% of last year’s values.

A Quick Look at Nearby Wheatley

Just east of Leamington, Wheatley is a small market, so monthly numbers can swing a lot. In fact, no homes sold in Wheatley in September. The year-to-date picture tells the real story:

Wheatley YTD 2026 vs. 2025
Sales 32 +14.3%
Average sale price $502,596 -9.7%
MLS® HPI benchmark price (Sept) $554,600 -0.1%
Median days on market 16 down from 38.5

More homes have sold in Wheatley this year than last, and they’re selling more than twice as fast. Like Leamington, the average price is down, but the benchmark for a typical Wheatley home is essentially unchanged from last year. With only 10 homes for sale at the end of September, buyers looking in Wheatley shouldn’t wait long when the right one comes up. I chose Wheatley as home myself, and I can tell you this lakeside harbour town is well worth a look.

What’s Happening Around Leamington

Hillman Marsh restoration is underway

The Essex Region Conservation Authority has started construction on a roughly $4 million project to rebuild the Hillman Marsh barrier beach, which was breached by Lake Erie. The work is expected to take about two years. Along with protecting one of the area’s most loved natural spaces, it helps protect homes in the east Leamington area from waves and storms.

Waterfront and park upgrades

Leamington’s waterfront keeps getting better. The Waterfront Market Plaza near the Leamington Marina welcomed seasonal food and beverage vendors in 2026, and work is moving ahead on the new Bayview Park. Free summer concerts at the SUNSET® Amphitheatre in Seacliff Park continue to be a highlight of living here.

Road improvements and planning for growth

The Seacliff Drive reconstruction has added a new roundabout on Seacliff Drive West, with work on Seacliff Drive East continuing into the fall. The municipality is also studying improvements to Mersea Road 1 to make sure it can handle future planned population growth, a good sign that Leamington is planning ahead.

Regional news that matters to Leamington

Construction began in July on the new Fancsy Family Hospital near the Windsor airport, which the province says will add more than 100 beds, bringing the total to nearly 600. Closer to the city, the Stellantis Windsor Assembly Plant is facing temporary shutdowns this fall, which is adding some uncertainty to the regional job market. You can read more about both in our Windsor-Essex September market update.

Municipal election on October 26

Leamington voters head to the polls on Monday, October 26, 2026. Council decisions on development, roads, and property taxes affect every homeowner, so it’s worth getting to know your candidates. Details are available at leamington.ca.

Interest Rates: Where Things Stand

The Bank of Canada held its key rate at 2.25% on September 2. The next announcement is October 28. No one can promise which way rates will move, so if you’re planning a purchase, talking with your lender about a rate hold is a smart, low-risk step.

What This Means for You

If you’re selling in Leamington

The market is moving in your favour compared to last year. Homes are selling faster and closer to asking. But buyers are still careful, so pricing in line with recent sales matters. Homes that are well cared for and priced right are the ones selling in about three weeks.

If you’re buying in Leamington

You still have good choice, with 123 homes on the market at the end of September, and values have been steady. With homes moving faster than last year, it pays to get pre-approved first so you’re ready when the right one comes along.

If you’re thinking about relocating

Leamington offers Lake Erie living, a growing waterfront, and home prices well below many other Ontario markets. With values holding steady, it’s a good time to explore whether Leamington, or nearby Kingsville and Wheatley, could be the right fit.
